Zadris was born from an eighteenth-century house, cared for by our family for over a hundred years.With respect and restraint, we restored it and transformed it into a welcoming home with three holiday apartments and a small wellness area.

Here, time slows down.
The spaces are quiet and carefully designed, created to make you feel at home from the very first moment.

Pills of past

Our house, owned by the family Padovan since 1922, is located between the Amphitheatre and the Roman Theatre ruins, just in front of the excavations of the Thermae felices Constantinianae in Aquileia.

With Zadris, one of the romantic continuations of the Latin word “theatrum”, we loved to remember the ancient road “Contrada de Zadris” (1322). It is located in front of our house and connected the area of the Roman Amphitheater to the northern gate of the old city (Porta Glemoni or Porta Utinae).

 

Spaces for living and dreaming

While empting the old house, we found many interesting things: lamps, old mirrors, chairs and furniture of the 1800s, and we gave them new life.
Each apartment has got a living and a sleeping area with LED satellite TV, WIFI connection, air conditioning, safe, home automation technology, doors, windows and soundproofed environment, and… of course some pieces of our past!
The SPA & Wellness area welcomes you with a Hammam, an emotional shower and a whirlpool mini-pool.
You will also find a welcome basket plenty of things to prepare your breakfast, the E-bike charging service and a small garden.

What to do in Aquileia and surroundings

Aquileia, located less than an hour’s drive from Venice, is one of the most important Italian archaeological sites and UNESCO heritage site together with the nearby cities of Palmanova and Cividale del Friuli.

Pure beauty and never-stopping-excavations: this is now our town Aquileia, well known as an historical and archaeological jewel.

First as a Roman military outpost and then as the heart of Christianity, Aquileia now shows its artistic masterpieces, open all year round: the Archaeological Museum and its treasures, the Domus of “Tito Macro”, the Patriarchal Basilica and its beautiful mosaics and frescoes, the remains of the Roman forum, tombs and much more.

During the spring and the summer you can reach the nearby seaside town of Grado also by bike, thanks to the “Ciclovia AlpeAdria”, and from Grado you can also reach Trieste for a daily boat trip along the coast.

Finally, for food and wine lovers or just for a good glass of Ribolla Gialla, the area of “Collio” can be reached in half an hour by car.

Useful information

The reservation is valid when:

  • the online request form has been correctly filled in with all the data.
  • we will receive the required payment within 7 days
  • you will have received the written confirmation from us

 

To see the overnight rates read the sections of each apartment.
The tourist tax, mandatory for each person / night (from 12-years-old), is € 1.50 and it is not included in the prices.

Reservations can be modified and cancelled free of charge up to 2 weeks before arrival.
After that time, it will no longer be possible to make changes.
To confirm a reservation, a deposit of 40% of the total amount is required by bank transfer within 7 days.
The reservation is valid upon receipt of the deposit, once completed the form with all the data together with our written confirmation.
The remaining amount must be paid by bank transfer before arrival, or either by cash or credit card at your arrival.
As soon as the online booking is completed, we will send you further information.
COVID19 Booking conditions:
Bookings canceled due to Coronavirus COVID19 emergency will be refunded with a voucher of the same amount of the deposit paid for booking confirmation, which can be used up to September 30th, 2022.

You can cancel a booking by writing an email requesting a cancellation.
In case of no show/late arrival/early departure: 100% of the total amount is due.

 

The arrival time should be agreed at the booking confirmation, before arrival.

  • ARRIVAL TIME: from 16:00 to 19:00. We can arrange a late arrival.
  • DEPARTURE TIME: from 8:00 am to 11:00 am. Check-out after this time is not allowed.

Departure and arrival days: every day;
Minimum Stay: 2 nights;
Opening: all year round.

A stay in our apartments is possible for as many people as stated in the reservation (children count as persons). No more people can stay than the number specified at the booking. In case the occupants are less than those indicated in the booking, the entire amount of the apartment will be charged. Read more:

  • Apartment “Césa”: maximum 3 people, two adults and one child up to 36 months sleeping in the parents bed;
  • Apartment “Fogolar”: maximum 3 people, two adults and a third person in the sofa bed on the ground floor;
  • Apartment “Granàr”: maximum 4 people, two adults and two more in the sofa bed in the living room;

On arrival, you will find a set of towels and bed linen in the apartment. During your stay, you will have a free change of linen if your stay is at least 6 days.

Final cleaning is included in the price.

There’s a self-service laundry in the village.

Yes, you can deposit your bicycles in a corner of our garden, on arrival we will show you where it is. You will also find the E-bike charging station.

No, pets are not allowed, we trust in your understanding.

No parties, loud music or anything like that are allowed.
Please read the rules of our SPA & Wellness too.
Smoking is strictly forbidden in all our apartments and common areas.
It is not allowed to change the arrangement of the furniture or bring home furniture, nor are damage of any kind allowed.
Access to our house and apartment is only allowed to our guests. No-Guests access is not permitted.

Your safety and well-being are our top priority and we follow all the latest protocols and good cleaning practices recommended by health authorities. This includes:
• Regularly disinfect common areas, SPA and high-touch areas such as door handles, light switches, bathroom and kitchen appliances, remote controls, household appliances and thermostats.
• The use of cleaning products that have been shown to be effective against bacteria and viruses.
• Cleaning service is on request only and our staff will not enter your apartment during your stay.
• We will be happy to change towels and sheets as per your request.
